Understanding Costs & Fees at Cumberland View Village

Moving into a retirement village is a big decision and we believe you should have all the facts upfront. Here’s what you’re paying for, when you pay it, and how it all works.

What You’re Buying

When you move into Cumberland View, you’re not buying a freehold property. Instead, you enter a long-term lease or loan-licence agreement that gives you the right to live in your chosen home and enjoy village facilities.

This model gives you flexibility and access to a well-maintained village lifestyle without the upfront costs of home ownership. You retain independence while joining a connected and secure community.

Entry contributions range from $350,000 to $1,100,000 depending on the size and style of the home, with a capped departure fee of 6% per year (up to 5 years, maximum 30%).

Ongoing Monthly Fees

The monthly fee (called a maintenance charge in your agreement) covers the upkeep and day-to-day running of the village — including staff, community facilities, gardens, emergency systems and insurance.

For 2025–26, fees range from $583.45 to $724.32 per month, depending on your unit type. This includes a $20 contribution to the Long-Term Maintenance Fund.

Optional Services (User Pays)

Additional services are available on a user-pays basis. These include domestic help (cleaning, laundry), personal care (e.g. assistance with medication), and appointments with visiting providers like GPs, physiotherapists, and hairdressers.

You’ll only ever be charged for what you use, and you’re welcome to use your own preferred providers.

Deferred Management Fee (DMF)

The DMF is a payment deducted when you leave the village. It helps maintain facilities long-term and supports ongoing improvements. The amount is capped and explained clearly in your agreement, with no surprises.

Are There Any Other Costs?

You’ll still cover your personal utilities like electricity, phone and internet. If you choose premium upgrades or optional services (like in-home cleaning), these will be discussed and quoted before you move in.
